This deceptively large rustic house is situated in the old part of the hilltop village of Agnino.  It has the most amazing views looking down over the valley to the Apuane Alps in the distance.

Casa della Castagna – literally meaning Chestnut House -  is on three floors, four if you count the cantina level, with a separate annexe.  It has been tastefully and sympathetically restored with new roofs, new wooden double glazed windows with internal shutters attached, new wooden doors, central heating and boiler, and a newly fitted kitchen and bathroom with a shower.  There is also a outside cloakroom with a WC and shower adjoining the house.  All the chestnut beams and ceilings have been sandblasted restoring them to their former glory.

A wrought iron gated entrance leads to the large double wooden front doors of the main house and also the entrance to the annexe. The entrance hallway would have probably been the kitchen and living area having a large open fireplace and also the original stone oven.  This area leads into a larger living/dining room with double doors opening on to the terrace. A small archway leads into the fully fitted kitchen with chestnut units and marble work surfaces and sink. Also included is the cooker range and fridge/freezer.

Wooden stairs in the entrance hallway lead upstairs to the master bedroom and second bedroom as well as the bathroom with a shower, bidet, WC and basin.  There are further steps down from the entrance to two large rooms, one of which is another bedroom and also an ante room which could be used as a dressing area.  

The annexe is a small building on the terrace which also has central heating and electricity, and a mezzanine floor. This would be a great place for kids, or for anybody who wants privacy.  The large terrace has been newly tiled and is bathed in sunshine all day.

All the rooms in both the main house and the annexe have the same superb views as the terrace.

Underneath the house are several cantinas built into the rock face, with vaulted ceilings and the original bread oven, and offer endless possibilities of transforming them into further habitable accommodation.

This is a unique opportunity of owning a fully restored property but still having the possibility of letting your imagination run wild with the remaining unrestored cantinas subject to planning permission.
